Our Property Management Services

Our services are designed to take all the stress off of you. The following are the most popular ones:

1. Effective Property Marketing

Are you struggling to find a tenant for your Bristol County Ma. rental?

If you are, then we can help! Every month your rental sits vacant you are losing money.

At JT Realty Group Property Management, we have honed the leasing process to a science. From ‘For Rent’ signs, to social media campaigns, to word of mouth, to listing the property on leading industry blogs, our marketing experts will work around the clock to find an occupant for the property.

Our advertising strategy is a multi-process. First and foremost, our experts will ensure the property is rent-ready. Next, they will come up with an attractive rental ad that highlights the best features of the rental.

Lastly, they will begin the marketing process. Here, the goal will be to show the property to as many prospective tenants as possible. Generally, we are able to find a desirable tenant in as little as three weeks, sometimes sooner.

2. Thorough Tenant Screening

If you are familiar with managing properties, then you understand how challenging finding a tenant can be. As a matter of fact, it is one of the trickiest things for most landlords, especially when beginning their investment journey.

That is because experience is key when it comes to filling vacant units.

Fortunately, JT Realty Group Property Management has many years of experience managing investment properties. You can count on our vast knowledge to find a suitable tenant for your Bristol County Ma. rental.

Our screening process is foolproof and ensures that we only rent to quality applicants. That is, those who will pay on time, cause fewer issues, and most likely rent long-term.

Not only is our tenant screening process exhaustive, but it also doesn’t discriminate. In other words, our screening process will treat every candidate equally regardless of their sex, religion, race, national origin, familial status, disability, or color.

Our process checks for several issues. One of them being the tenant’s level of income. We make sure the tenant earns no less than 3x their monthly rent. We also check the applicant’s creditworthiness. If an individual is accountable paying their bills, there is a high probability that they will also be responsible when paying for rent.

Two other items we verify are the candidate’s rental history and criminal background.

3. Efficient Rent Collection

Rental proceeds is the lifeblood of an investment business. Without a consistent stream of revenue, a myriad of things is bound to happen. You may, for instance, become unable to pay the mortgage or the property taxes.

At JT Realty Group Property Management, we have systems in place to help you enjoy a consistent and reliable stream of profit.

We simplified the rent payment process as much as possible. The goal is to make it convenient for tenants to pay the rent, thus minimize issues as much as possible.

In the rare case of a problem arising, rest assured we have the know-how to handle it in accordance with Massachusetts  landlord-tenant laws.

4. Timely Property Repairs and Maintenance

We will treat your property as if it were our own. That is because we realize how big of an investment it is. We will regularly inspect it to ensure it remains in tiptop condition at all times.

Broadly speaking, we conduct four types of inspections. That is, when tenants first move in, when in the neighborhood, when seasons change, and when they eventually move out.

Aside from these regular inspections, our team will also make sure repairs are attended to without delays.

5. Detailed Financial Reporting

At JT Realty Group Property Management, our clients have access to their data anywhere and anytime. That’s because we understand how valuable your investment property is.

All you have to do is log into the online portal to access them.
